A Staging Consultation is a fee-for-service meeting between a Professional Home Stager and a house Seller. During that meeting the Stager complies a list of recommendations for work to be completed throughout the property (inside and out) to ready the property for sale. The Consultation Process can also include a list of action steps, priorities, and resources.
Having a thorough Staging Consultation by a Professional Stager is like drawing up the ultimate “honey do” list. It helps you identify things around the house that you may not see, that will detract from a sale, and that will gobble up equity if you don’t correct them.
KNOW WHEN & WHY TO CALL A HOME STAGER
Before you list your next property, find out how to invest your time, money, and resources to help get your client’s property in tip top shape to secure the most equity possible. A Professional Home Stager will help you figure out what you need to do and where you should spend your money to bring your listing to market.
WHAT TO EXPECT FROM THE STAGING CONSULTATION
A complete Home Staging Consultation is a thorough inspection of your property listing. Some Professional Home Stagers also provide a “Walk-N-Talk” consultation with a list of recommendations (it’s an abbreviated version of the complete staging consultation). For an additional investment, your Home Stager can provide a written report for both you and the seller.
The written report of the inspection usually looks like the mother of all “honey do” lists. This list contains all the things your seller may have planned to do eventually but needs to be completed now. Plus it may include a lot of stuff they probably never noticed while living in the home. The more your seller do to prepare the home for sale, the better the return on investment will be.
WHAT DOES THE CONSULTATION REPORT COVER?
A complete Staging Consultation will result in a comprehensive list of recommendations that flow from room to room. It will also include observations and recommendations for the exterior of the home. Think of this as a “Property Action Plan” – the starting point!
If the idea of your Seller doing all of this work make either of you overwhelmed in any way, just remember to look at the Staging Consultation and Action Plan as a treasure map. Let’s get you to the pot of gold (the equity) at the end of the rainbow.
HOW MUCH IS THE HOME STAGING CONSULTATION?
Let’s look at the Consultation as your initial investment and not as a cost or expense. The price you pay for a Staging Consultation is based on one of three things:
The number of hours your Stager spends on conducting the consultation
The square footage of your property listing, and
The number of rooms the property have
The larger the house and the more stuff the homeowner have, the longer it will take to compile a comprehensive list of recommendations. Prices will vary depending on where your property is located but a good average for a “Walk-N-Talk” consultation is about $350 for up to two hours.
A good rule of thumb to go by is if your property is less than 2,000 square feet, you can expect to pay around $350 without a written report. However, be prepared to pay more for larger properties.
We have staged many houses where sellers decided to just try doing everything on their own without any preparation at all or by not having a professional Stager to conduct a Staging Consultation. Many have regretted not taking the time to do a thorough job – an oversight that left the house on the market for months.

The Atlanta spring real estate market is on FIRE right now. Springtime is when sellers typically list their homes for sale. So, there will be a ton of competition on the market during this time of year. But with a helpful home staging consultation prior to staging and listing, the property you’re selling will stand out amongst the competition.
More Realtors are becoming knowledgeable about the benefits of offering pre-staging consultations and home staging design services. It will become imperative for other agents to follow suit and start adding these to their list of services, by partnering with a professional company like The Savvy ID,
So, for example, if an agent offers a home staging service that generates more bids on a property, the chances of the home selling for a higher price go up. Higher sale prices mean higher commissions. So, there is a definite monetary advantage waiting for those agents who promote staging over those who do not.
Not sold yet? Take a look at our top 5 reasons Realtors benefit from offering home staging…
Reason 5: A Consultation Removes You from Uncomfortable Client Conversations
A home staging consultation provides an objective third-party opinion. This keeps the real estate agent from being put in a difficult situation by discussing the seller’s property condition.
By having a professional home stager on your team, we can conduct all your pre-market consultations. And while we are doing that, you can continue to fill your pipeline. A home stager knows how to have these conversations without jeopardizing your client relationship. So, you’re free to generate more leads knowing your clients are in good hands.
Reason 4: A Staging Consultation Ensures You Get a Higher Commission
Home staging increases your chances of generating more bids on a property and selling the home faster for a higher price. This means a higher commission check for you, as the Realtor.
We had an investor in Locust Grove, Georgia that wanted to put his property on the market prior to having it staged. He was curious to see if he could sell it without staging. His property sat on the market for 4 months without any viable offers. He finally allowed our home staging company to stage his listing.
After the property was staged, his Realtor received multiple offers during the day of the open house. This saved her commission and put more money back into the seller’s bank account.
Reason 3: A Consultation Guarantees You Enticing Listing Photos
In combination with having your listing professionally staged, you must also have a professional real estate photographer on your team. They are trained to highlight and showcase your property effectively. Buyers are oftentimes led by their emotions, so first impressions are everything.
It’s extremely important to have professional real estate photos that will enhance the staging. They will also be able to entice potential buyers to visit your staged home in-person.
90% of people lack the vision to see beyond the current décor of a home. However, having your listing professionally staged and photographed helps potential buyers see how they can live in, entertain, and enjoy the home you’re selling.
Reason 2: A Staging Consultation Preserves the Your Successful Reputation
Staged homes typically sell faster and for more money than un-staged homes. With staged homes, seller’s agents reported an increase of 1% – 5% of the dollar value offered by buyers in comparison to similar homes not staged.
Remember our investor client from earlier…don’t list your home vacant, even in this hot real estate market. By listing your home un-staged, you are leaving a ton of money on the closing table instead of getting that into your bank account.
Reason 1: A Consultation Brings You a Full Pipeline of New Clients
When you combine the consultation with professional home staging and real estate photography, it increases your chances of having a sold home. A reputation of sales will keep the seller’s agent’s pipeline full of prospects. Let’s face it, buyer’s agents love showing staged homes because they often feel like it will get them to the closing table faster.
The way a house is prepared for sale is a significant factor in how much it sells for and how long it takes to sell. Investing in a 2-hour home staging consultation with our team of professionals is a wise way to get the selling process started.
The consultation is the foundation which sets the stage for a successful sale. Our trained stagers create additional wealth for you and your home seller by the polish we put on the property. This reassures the buyer about making the enormous financial commitment a house demands.
Having a functional and serene outdoor living area will encourage you to spend more time outside, which is known to improve both mental and physical health.
People that tend to spend more time outside are more likely to be happier and healthier throughout their lives. Not to mention, when your home has a beautiful outdoor living area, your backyard easily becomes the ultimate summer staycation for you, your friends, and your family.
So what are you waiting for? Let’s design that irresistible space of your dreams in just 5 simple steps…
Step 1: Envision How You Want the Space to Feel
How would you feel if you could design or create your very own outdoor oasis? Wonderful, right?!
Well, now is the time to design your perfect outdoor living retreat so you can enjoy it for years to come with all the people that you love doing life with. Just imagine yourself sipping on your favorite beverage as time passes by. Now take a deep breath and take it all in.
Step 2: Treat the Area Just Like Your Indoor Living
If you honestly think about your outdoor living space, it really isn’t that much different from your indoor family room and dining area where you like to hang out.
All you have to do is dress it up a little by adding some of your favorite furnishings and accessories like a sofa, maybe a loveseat, some chairs, a few tables, pillows, planters, etc.
You could even create different outdoor zones and conversational areas depending on how much space you have in your backyard (just as you would inside the home).
Step 3: Choose Durable Furniture You Also Find Attractive
Outdoor furniture can get beat up pretty badly from the sun and extreme weather conditions, depending on where you live, so make sure you choose something that will last over time.
At The Savvy ID Home Staging & Design, we prefer using Teak Wood (White Oak, Cypress, Cedar, & Redwood) furniture because of its sustainability in our designs.
Now for home staging on the other hand, we tend to select outdoor furnishings based on the level of attractiveness instead of durability and how we want potential buyers to feel while experiencing the space.
Step 4: Layer Your Space with Performance Fabrics
When it comes to choosing a durable outdoor fabric, Sunbrella Fabric cushions (Polypropylene, Marine Vinyl, and Outdora) are some of our favorites to use because they’ve been treated for water, stain, and UV resistance and have high abrasion resistance as well.
Once you’ve decided on your wood and fabric selections, now you have to layer the space with beautiful outdoor rugs, pillows, lanterns, lighting, etc.
And if you have a fire pit or fireplace outside, add a few baskets and fill them with throws so you can enjoy them during the cold winter months.
Step 5: Add Your Bold and Beautiful Finishing Touches
Lastly, in order for you to create your irresistible outdoor oasis, make sure you add pops of color with fresh flowers by putting them in your favorite vases on the outdoor coffee table. You can even include a bar cart to store your favorite beverages.
Spend some time thinking about how you want to truly enjoy your outdoor living space before you start buying things. Find inspiration on Pinterest, Houzz, from magazines, on Instagram, Facebook, etc.

Staging rooms where people tend to spend the most amount of time makes the biggest impression on buyers. Focus on the rooms that count the most.
When staging a home for a family with small kids, the most important areas to stage would be the main living areas such as the family room, dining area, outside living, kitchen, master suite, playrooms, and kid’s room to attract a young family demographic.
For a young couple expecting their first child, the home needs to be staged in a way that makes that future buyer feel like the home was designed specifically for them. Since so many people are working, learning, and vacationing at home due to COVID, every room should make the buyer feel like the home is perfect for their evolving family.
Having an experienced staging company to collaborate with in order to help attract the right home buyers really does take a whole lot of talent and skill to achieve the best outcome. Today, we’ll be sharing some of our top home staging tips that will immediately resonate with your future buyers…
1. Let the Neighborhood Speak
Have you ever heard this saying when people are looking to purchase a house? “It’s all about location… location… location!” Location is key when selling valuable real estate. Believe it or not, the location of a home is the single most important factor that buyers consider when looking for their forever home.
There are many things future buyers must consider along with the property’s location, like nearby schools, crime rates, amenities and transportation, the neighbors, future appreciation potential, etc.
That’s why it’s imperative to make sure your property is staged properly to convey to potential buyers that they are making the best decision possible when purchasing the home because it speaks to the overall need that they may have. If the location isn’t right for them, then you have to let the staging highlight all the reasons why the location doesn’t really matter.
Proper staging will show them how to make it work.
2. Narrow Down the Niche
When it comes to staging a property to attract a particular buyer demographic, specificity matters. You have to consider who the house is really for and market the home to that buyer.
Is the home located in the city and therefore needs to be staged to attract a young hip single male, or is the property located in the suburbs and needs to suit a large family with school-aged kids? Staging not only should speak to the buyer demographics, but also to the home buyer’s psychographics because that matters most when marketing a home.
Psychographics incorporate personality, values, attitudes, interest, and lifestyles. Partnering with a Certified Professional Home Staging company like The Savvy ID, ensures your property will be staged with that in mind.
3. The Deal is in the Details
We believe that every last detail matters, which is why we stage with quality on-trend furnishings, high-end accessories, and custom curated decor pieces. Rather than telling potential buyers about all the key features, we let our staged properties highlight all the home’s assets without the agent having to say a single word.
Seeing is believing, so we create elevated visual stories that make buyers sign on the dotted line. We believe when it comes to staging a property, the smallest details matter because we’re creating a lifestyle that buyers aspire to achieve. Staging is about creating a comfortable and luxurious design that appeals to the widest range of potential buyers (that fit the target demographics and psychographics, of course!).
It should entice buyers to want to see more, and to emotionally connect with the home. This is why we carefully select certain rugs for a specific room, certain pillows for the sofa, artwork, vases, and chairs, etc. that speak to the buyer’s lifestyle.
We know when our staging is super effective because often times, the buyers will purchase several rooms of furniture when they buy the house.
4. Tech is Always Trending
The best time to invest in technology is when you’re putting your staged property on the market. A smart home allows its future buyers to control appliances, thermostats, lights, and other devices remotely using a smartphone or tablet.
Smart homes provide homeowners with convenience. To remain competitive and to separate your property from the competition, you must make these upgrades to attract busy young home buyers.
5. A Picture is Worth Hundreds of Thousands
Now, let’s make sure you don’t waste your investment on just having the property staged. You must also use a professional real estate photographer to help attract buyers online first. Make buyers want to see your beautifully staged property in-person.
Professional staging and real estate photography go hand-in-hand. All buyers shop online first before ever stepping foot inside the house. Remember, a picture is worth a thousand words and a nicely staged property can literally increase a home’s property value.
